French Alps Properties for sale - leaseback
Leaseback property is the most popular method to purchase off-plan properties in the French Alps. The investor reserves the property before it is built, based on floor-plans, artists impressions of the building and often a site inspection.
The property investor purchases the freehold of the ski apartment or ski chalet, and signs a lease with the property developer for usually 10 years. The Property developer will pay the purchaser a guaranteed rental income each year, pay all of the maintenance and costs of running the property, and allow the owner a choice of private personal weeks to use the property. The investor also receives a 19.6% reduction from the property purchase price which is a refund of the French VAT charged on all new build property in France.
French Alps Properties for sale - refurbished leaseback
Same principles of purchasing french alps properties apply as above, except that the building to be refurbished already exists, and the developer renovates the building to modern standards. Often this involves adding a swimming pool, Spa Centre, or restaurant facilities In this case, the 19.6% refund is not fully available, but there are some lesser VAT concessions. The key is the location of the building, as whilst the refund may be less, the project should be judged on the location of the site, the long term investment prospects of the ski rsort, infratsructure improvements, transport access, and the snow records. Whatever type of leasebakc property you purchase, always focus on the property location, the quality of the construction, the track-record of the developer and management company, and take an objective opinion of your french alps property investment.

This is the straight-forward purchase of a re-sale ski property, where you purchase the pure freehold. There are many ski apartments for sale across the French Alps like this, they offer no VAT refunds, but they exist as they are, and you can make a sound judgment of the quality and location of the apartment.
