The rules for purchasing Property in alpine regions can vary widely from country to country. Property for sale in the Austrian Alps, for example, has restrictions in certain areas, such as Kitzbuhel in the Tyrol where a foreigner can only buy an alpine property for sale if it is his permanent residence. Likewise, investors in property in Salzbergurland, ski resorts including Zell am See, Saalbach and Kaprun - whilst there is no restriction on what property they can buy - the property must be made "available" for rental as a holiday property. This is to ensure that tourists are availble to enjoy the regions and prevents owners locking properties up and not renting them.
Generally speaking, there are no restrictions on alpine property for sale in France. There are higher notary fees on re-sale property for sale, as high as 6%, whereas notary fees on off-plan and leaseback property are usually much lower at 2-3% of the purchase price.
