With high property prices in The 3 Valleys and Tarentaise Valley, ski property investors are discovering bargain buys in the Maurienne Valley. Indeed, this is where the French themselves are investing in property and the best indicator that you are paying real local prices.

The excellence of the skiing in the Maurienne has never been in question, but access into this valley was once poor. Not any more.

A brand new motorway has just been completed allowing fast access along the valley up to the Frejus Tunnel (connecting to Italy). This has halved the drive time to all Maurienne resorts with Chambery airport just 1 hours drive, Grenoble, Lyon, Geneva and Turin airports all now within 2 hours.

A Eurostar / TGV service has opened to St Jean de Maurienne, St Michel and Modane direct from Paris (4 hours).

New ski links are being created (see below) to increase the size of ski areas, and improve their marketability. The French have kept these slopes to themselves, but word is slowly spreading…

Orelle - new link to The Three Valleys

Orelle has just linked into the world's largest ski area - the famous Trois Vallees - offering more than 600km of skiing including Meribel and Courchevel. In fact, this region should now be re-named “the Four Valleys” thanks to the new ski link at Orelle.

From Orelle – you have direct fast access to the highest altitude ski resort in Europe – Val Thorens at 2,300m. You are then just 3 chair-lifts to Meribel with skiing up to altitudes of 3,400m. In addition – from Orelle you have access to the 21 nearby ski resorts of the Maurienne Valley.

La Toussuire 1800 also will soon be a household name. 

It's just found itself at the centre of France's NEW 4th largest ski area – Les Sybelles. By linking 6 ski resorts together this has created 310km of ski pistes with La Toussuire 1800 at its high altitude centre.

This ski area is perfectly suited to beginners, intermediates and advanced skiers. It offers endless variety to explore with plenty of traditional mountain restaurants along the way.

The very first project released to the UK market at La Toussuire is a small luxury Spa Retreat. The resort of Valloire is located on the Col du Galibier. Famous as a stage finish in Le Tour de France, Valloire is one of the most established resorts in the Maurienne. It has a resident population of 1,200 and has many attractive old style chalets.

Whilst the Maurienne Valley investment triggers are in place - it’s harder to pin a precise investment reason to buy in Valloire. There are no new ski links, no obvious investment triggers. However, it has exceptional skiing – more than 150km with a link to Valmeinier. And it is very popular, and a safe and sound place to invest in a ski apartment, rather than an “instant profit potential”.

There’s plenty to do here, and Valloire offers year-round activities, with excellent restaurants and an authentic charm.

Valfréjus is a magical resort nestled amongst the wooded slopes of the Maurienne valley. Close to the Italian border, you can even ski over to neighbouring Bardonecchia. Valfrejus is easily accessible from Turin, Chambery, Lyon, Geneva and Grenoble airports. And Valfrejus also offers skiing in the Three Valleys, via the nearby Orelle cable car. Valfrejus is significantly under-valued. With its own beautiful tree-lined ski area, and access to 1,900km of skiing within a short drive - it is the prettiest of all the Maurienne ski resorts. Highly recommended for investors and skiers looking for a family friendly, authentic and intimate uncrowded ski area.

In summary –

The Maurienne Valley – so close (yet in some ways, a world away from its famous neighbours) – is finally set to challenge them. The scenery is equally as beautiful, the skiing just as good, and now the access routes are in place. But property prices will be the main draw for UK clients. They are very low in comparison. You’re paying market value with a difference. You’re paying the local French Market Value. Not an internationally inflated value.
